Garages and Other Buildings

Local highway authorities prefer garages to be at least 6m x 3m internally so as to provide space for a car and bicycle storage.  To meet highway safety requirements, any garage must be set back from the highway by at least 5 metres.  This will allow safe access from the highway.  If additional parking is required, then at least 6 metres between pavement and garage is necessary.

The same care should be taken with the siting of a garage or other building to avoid disturbing or overshadowing neighbours as with any other extension or addition. Likewise, it should not project in front of a strong building line to avoid being upsetting the established character of the area and pattern of development by becoming more prominent in the street scene.  Entrances to garages should be orientated toward the street, so that they can be easily observed.

Aim to minimise any sense of overcrowding when positioning a detached garage, especially of sited to the front of the main building.

It is best if a garage roof can match the pitch of the house roof.

Unless carefully designed, double garages can be seen as unsympathetic and over dominant. This effect can often be reduced by keeping the eaves low and using  two single doors rather than a large double door creating a strong horizontal appearance.

Nowadays, planning permissions may have conditions attached requiring garages to be used for parking and not for an extra room or storage. There may also be conditions restricting on-site parking after completion of the extension.
